Tre Scalini is a deluxe 3 bedroom, 3 bath waterfront vacation villa located on Bovacoap Point in an exclusive and peaceful residential area of Chocolate Hole on St. John's south shore.. This wonderful and conveniently located villa overlooks Devers Bay and Chocolate Hole Bay and affords dramatic southerly and westerly views of St. Thomas Island, several surrounding cays and the mesmerizing Caribbean Sea beyond. Tre Scalini was constructed and designed with a naturalist eye to take maximum advantage of St. John`s natural beauty and native elements. With 20` vaulted ceilings, a full length deck and 1.5 acres of landscaped and natural grounds, including a private pathway to the waterfront, visitors will find unmatched privacy and peaceful surroundings together with the never ending sounds of the surf crashing onto the shorelines. In the mid-2000's the villa was extensively renovated including a new gourmet kitchen and appliances, elegantly tiled en suite bathrooms with garden styled walk-in showers in the upper bedrooms, new decking and railings and upgrades to the landscaping. More recently, windows were replaced in the upper bedrooms and air conditioning has been added to all bedrooms. From the private driveway and parking area you will enter the villa through a gated courtyard (featuring an array of native plants) which leads directly into the great room on the main level of the villa. There is only one step down from the parking area to the main entrance and only a single step down to either upper level bedrooms so this lovely villa is friendly for some handicapped individuals. The comfortable living room offers plenty of couches and chairs for lounging and relaxing. An entertainment center features Cable TV, DVD Player, Stereo system with MP3 connection and free wireless internet service is available throughout the villa. The adjacent indoor dining area with seating for six is also conveniently located next to the kitchen which features a arched opening for conversing with the cook and passing dishes back and forth. The absolute highlight of the Great Room is the floor to ceiling glass windows and doors which frame the magnificent ocean views. Directly outside the Great Room is the full length, covered balcony which features several comfortable seating and lounging areas, a gas BBQ grill and a dining table and chairs for alfresco dining. There are two bedrooms located on the upper level on either side of the great room. The master bedroom features a king size bed with en suite tiled bathroom and walk-in garden shower. The upper level guest bedroom features a queen size bed with en suite tiled bathroom and walk-in garden shower. Both of the upper level bedrooms feature individually controlled split air conditioning systems. The lower bedroom is accessed via a spiral staircase from the upper deck or by an outside staircase to the lower level and features a queen bed and a double twin trundle bed. This bedroom suite also has a shared en suite bathroom and is air conditioned for additional comfort. Tre Scalini is located in a very private area on a dead-end road which provides unmatched quiet and solitude. With virtually no ambient noise pollution you will relish in the sounds of the surf echoing through the villa 24/7, the cacophony of tree frogs following a refreshing rain or the peaceful conversations with friends, loved ones and family as you enjoy an unforgettable vacation at Tre Scalini . Additionally, with an unobstructed view to the south and west, you will experience dramatic sunsets nearly every day from the deck at Tre Scalini. 4/5 The property is fantastic and the view is stunning. Many things need to be looked at. This property is great. The house has three guest rooms. It is a bit strange that the owner would want these to be accessible only by the patio terrace or via an outside staircase. Worth to point out the super comfortable beds. When we arrived we had to deal with no internet, A/C not working in one of the guest rooms, water leaking from under the sink, and a safe that eventually could not be locked. Furthermore we find the kitchen lacking utensiles (no spoons at all for example or only three small coffee mugs) and pots, pans, dishes enough in case the property would be fully occupied. Been only three of us we managed. The company managing the property was efficient and always available, even when we called after hours, and besides having to follow few more times on repairs not done during the first visit, they managed to fix the A/C and the sink, and open the safe which we eventually could not lock again. They have also replaced a non working microwave oven and a toaster. Bianca was very responsive and we have enjoyed her assistance. This is a great property, and we understand it requires a lot of maintenance. We suggest that the owner and the maintainable company would inspect the house and ensure everything work and have enough kitchenware before guests move in. Overall a good experience and we had a great vacation.

Beautiful property!-We enjoyed our stay at. your beautiful home. We loved the outdoor area with beautiful sunsets. We loved the three bedroom areas and each having a bath attached. We hope to return someday soon!

Wonderful!-The home is fantastic. It blends into the environment and is well stocked with everything you will need to have a seamless transition from Mainlander to Island people. Just "Stay Left!"

Beautiful views in your own private part of paradise at Tre Scalini-Positives: Very nicely maintained property. Feels like a cross between a beach property and tree-house fort. Friendly and very helpful staff through Cimmaron Properties (thanks Jill) from booking through our stay at Tre Scalini. Gorgeous views overlooking Chocolate Hole. Short drive to Cruz Bay for amenities/activities but far enough away to enjoy some private time (able to hear the ocean, trees, and wildlife instead of people and cars). Kitchen had enough supplies to enable most meal preparation and although not used by us, there was an outdoor grill.Negatives: Security could have been an issue as 50% of the doors did not lock, however, as secluded as this property was from the average B&E, we did not find this to be an issue. Air conditioning refers to fans only (no enclosed AC system). Basic cable only worked 1/7 days but we would have only used it for the music stations anyway.Overall: We enjoyed our stay at Tre Scalini and our time on St. John.

Private Paradise-Our family of five (three teenagers and two parents) recently returned from a wonderful stay at Tre Scalini and hope to visit again in the future. The villa's location at the end of Dever's Bay gave us the peace and quiet and privacy we were looking for and the villa itself had everything we needed for a relaxing family vacation. The beds were comfortable, the kitchen well-stocked, the house extremely clean, and most of all, the views were spectacular. Homemade painkillers on the deck at sunset were a must and our kids enjoyed breakfasts outside in the morning. The villa is an easy drive to both the market and Cruz Bay but is far enough away to make you feel like you are not right in the thick of things. Lastly, the villa has its own private path down to the water and, although entering the water can be a bit tricky, the water is great once you get in and the waves terrific. The only suggestions we would have for the villa would be the following: stock the house with a few floatable items for swimming at the villa, have the path to the water cleared a bit more, and see if the cleaners could use a product with a less pungent smell (it really lingered in the lower bedroom where there was AC and not enough fresh air to clear it out).

Tre Scalini-The listing is accurate in respect to location, appearance and amenities. The property was clean and well maintained. It is outside of Cruz Bay and it is somewhat difficult to get there. But reward is a wonderful sense of isolation. It is not a place for children or people with disabilities. I would recommend it to some but not all friends or relatives. We had a delightful stay.

paradise-My boyfriend and I enjoyed a quiet, amazing week at your beautiful Chocolate Hole villa. We have stayed all over St John, but this is our favorite house! Everything we needed was there. We really enjoyed grilling fresh fish on the deck while watching the sunsets and falling asleep to the sound of the ocean outside our open bedroom door. We were there for the full moon which lit up the ocean right below us like a dream. Snorkeling right below the house in the crystal clear water starting our mornings off before breakfast! Thank you for sharing your lovely home. We will definitely book with you again!

Simply Amazing-Wonderful vacation! Definitely recommend this place to anyone wanting a relaxing, beautiful house for their vacation. I would have stayed forever if I wasn't dragged away...
