The kitchen was a little lacking and the furniture was old and sagging.
The location obviously is fantastic. Here are some items the owners and/or management company(you) should address. The dryer vent exhaust is obviously disconnected and leaking inside the house. When the dryer runs you can hear venting air as well as feel the heat exhaust if you stand by the W/D. That's just a higher power bill for the owners. The washing machine makes a horrendously loud noise during any spin/water drain cycle. I get it though, it functions just fine aside from the audible issue so why replace it in a rental. The refrigerator door seal is extremely weak and doesn't always hold the door shut. This I would fix as it's just a higher power bill and not the fault of renters when it remains open/unsealed. The bedroom with a TV has an issue with the cable. I took a look and attempted to fix but it appears the cable IN receptacle has been ripped out of the back of the TV as I found the wall cable behind the armoir with the cable IN receptacle still attached(to the cable). I believe a kitchen draw knob or two were missing with just the screw sticking out. My wife and I own rental property and if this was our property we would sit down and have a chat with the cleaning crew. Look, it's the beach and sand in your house is inevitable, but my observation was the floors were sort of spot cleaned. And we were disgusted when we checked under the couch while packing up and checking for items. It's filthy. And underneath the couch cushions was disgusting and loaded with chip crumbs, dirt, and sand everywhere and we even found a baby pacifier. That kind of stuff is cleaning service 101 in our book. On a positive note we love Grayton, loved the house location, and enjoyed the house(our kids loved it) aside from items mentioned, which I mentioned as I'd like to hear that kind of feedback regarding our properties if there were issues. Couple other thoughts as I'm typing this. Minor trash......wrappers, etc. were left on the front porch as well as on the ground(gravel) around the front of the house. The charcoal grill was left loaded with used ashes underneath, I seriously doubt the front porch was swept off prior to our arrival as it had quite a bit of sand. These items, while minor, add up and project a poor image to renters arriving for their stay. Those are just little things that I'd expect my cleaning service crew to handle and would infuriate me if they skipped. I'd also considering a painting in the not too distant future of the white fence around the front porch/stairs. Will make a big difference in appearance as the rental listing pictures look much more attractive than the current reality. I also recall the right hand stair rail leading up the front porch was loose, perhaps rotted out. That will bite you in the future as it gets worse if someone gets injured on the stairs.
The house and location are great. We loved the quirks of the cottage and found everything to be convenient (especially the beach and the pool!). The house was clean when we arrived (though an old magic eraser had been left in the sink). We were very frustrated however not to have a coffee pot and despite calling about it on Saturday, no one ever came to replace the coffee maker/pot. While this is not an emergency, it is a complete inconvenience, especially when the information says that the unit has a coffee maker. Also, I did not appreciate being told that it would be taken care of and then never was. Do not make such promises without follow through. As there was obviously some problem with fixing this for us, I would have appreciated a call or email to let me know about it. So ultimately, we loved the house, we loved the location, but I am giving the stay only 3 stars because RealJoy properties has some hospitality issues that need to be fixed. I hope this helps, and that you can get your act together in the future for future occupants.
